ADAPTIVE DESIGN AND REUSE
It is not unusual for a well-constructed older or historical building to outlive its intended purpose. Take a walk through any city and you’ll see them, abandoned, standing dim and silent. Yet, if you listen carefully, you can still here the buzz of commerce and the voices of a thousand quiet conversations. Look closely, instead of seeing a lonely structure weathered by time, you can vision a rebirth of activity, a new purpose . . . adaptive design and reuse.
Corporate Contractors, Inc. (CCI) believes adaptive design and reuse is more than just fixing up an outdated building. It's a whole new reason for existence. These are the buildings that give a community identity and historic continuity. With vision and creative adaptation to the needs of today, they can continue to do so into the future. By retaining much of a building's historical structure and fabric, an old factory may become an office building. An old hotel may be transformed into new condominium units. A rundown school may find new life as a restaurant... and a restaurant may become a church.
Adaptive design and reuse in construction was once discounted as too costly and too much work for the return. But the economic benefits of adaptive design and reuse versus demolition can be enormous. According to Y. Gaffen of Gafcon, “adaptive reuse projects can cost an average of 16 percent less than new construction and can be accomplished faster in many cases. Plus, adaptive reuse of abandoned buildings has proven to spur redevelopment in the area, expanding the economic impact of the original investment.” Additionally, the reuse of an existing building preserves new construction materials, as well as reducing the amount of construction debris being sent to our already overloaded landfills.
When contemplating whether to pursue and adaptive design reuse project, all historic elements as well as the structural issues must be carefully assessed. Adaptive design and reuse demands informed vision, strategic planning, meticulous progress and consistent communication -- this is why a good General Contractor and construction team is always vital.
We believe that making sure an old building will be around for another 100 years is worthy of respect.
